Project's Summary

North Lakes Central, situated in the northern Brisbane suburb of North Lakes, is an impressive commercial retail/office development spanning across 3620m². Designed by the renowned architectural firm, 8i Architects, the project was aimed at attracting prospective tenants by creating a modern and visually striking building. The development houses a diverse range of tenants, including a newsagency, cafes, restaurants, salon, jeweller, Stocklands display showroom, commercial real estate agent, and professional office suites.

To ensure the success of the commercial venture, 8i Architects focused on maximizing the gross floor area to enhance the financial return and provide value for money. The strategic concept plan devised by the architects prioritized the building's street presence and exposure, as well as easy-to-navigate carpark access. Rather than breaking up the structure into smaller pieces, the architects opted for a unified design with the use of awnings and shade structures for articulation.

The feedback received from clients, builders, tenants, and users of the facilities has been overwhelmingly positive. The building has garnered praise for its modern appearance, easy circulation throughout the premises, and its strong street presence. Acting as the principal architect, 8i Architects was initially employed by the client, Lakefield Developments Pty Ltd, and later contracted with the builder, Constructions Group, in a Design and Construct agreement. This collaboration proved fruitful, as the familiarity between the parties facilitated an efficient design and documentation process, allowing for a rapid construction period.

The project commenced in April 2013, following the site's purchase in August 2012, and was completed ahead of schedule in November 2013. The tight timeframe encompassed various stages, including initial concepts, tendering, town planning application and approval, design development, building approval documentation, construction documentation, and construction itself. Despite its size, the building was successfully completed within this short timeframe, including the associated carparks.

Although operational and tenanted in December 2013, the official opening ceremony for North Lakes Central took place on 29th March 2014. The event was attended by esteemed guests such as Federal Member for Petrie, Mr. Luke Howarth, Councillor Allan Sutherland of Moreton Bay Regional Council, and Rugby League International Petero Civoniceva. 8i Architects continues to maintain a strong working relationship with the developers and builders and is currently engaged in reviewing tenancy fitout designs within the building.
