North Lakes Central - Modern Retail/Office Development

North Lakes Central is a 3620m² commercial retail/office development located in the vibrant northern Brisbane suburb of North Lakes. This impressive project, designed by the esteemed architectural firm 8i Architects, aims to attract a variety of prospective tenants by offering a modern and visually striking building that houses a diverse range of businesses. Among the tenants are a newsagency, cafes, restaurants, a salon, a jeweller, a Stocklands display showroom, a commercial real estate agent, and professional office suites. Each tenant contributes to the dynamic atmosphere of the development, making it a central hub for commerce in the area.

To ensure the project's success, 8i Architects emphasized maximizing the gross floor area, thus enhancing the financial return and ensuring value for money. The strategic concept plan developed by the architects prioritized the building's street presence and visibility, alongside easy-to-navigate carpark access. The design avoids fragmentation by presenting a cohesive structure that incorporates awnings and shade structures for visual interest and articulation. This thoughtful approach ensures that North Lakes Central stands out as a prominent feature in the local landscape.

Feedback from clients, builders, tenants, and users of the facilities has been overwhelmingly positive. The building is praised for its modern appearance, efficient circulation, and significant street presence, which fosters an inviting environment for visitors and tenants alike. As the principal architect, 8i Architects worked closely with Lakefield Developments Pty Ltd to bring the vision to life and later collaborated with Constructions Group under a Design and Construct agreement. This established rapport allowed for a seamless design and documentation process, facilitating swift construction without compromising quality.

Commencing in April 2013, the project progressed quickly following the site's purchase in August 2012. The building was completed ahead of schedule in November 2013, demonstrating the effective management of various stages, which included initial concepts, tendering, town planning application and approval, design development, building approval documentation, and construction. Despite its considerable size, the development was successfully accomplished within a short timeframe, including the associated carparks, showcasing the capabilities of the team involved.

Though the building became operational and tenanted in December 2013, the official opening ceremony for North Lakes Central took place on 29th March 2014. The event was graced by notable individuals, including Federal Member for Petrie Mr. Luke Howarth, Councillor Allan Sutherland from Moreton Bay Regional Council, and Rugby League International Petero Civoniceva. 8i Architects continues to enjoy a robust working relationship with the developers and builders, and the firm is presently engaged in reviewing tenancy fitout designs within the building, ensuring the space remains functional and appealing to its occupants.
