Renovation Project Brings Modern Sensibility to a 1920s New York Apartment

Balestri Architects, a renowned architectural studio, has recently completed a remarkable renovation project on East 90th Street, New York, NY. This project aimed to update an existing 1920s apartment, infusing it with a modern sensibility while preserving its historic charm. The result is a stunning transformation that seamlessly combines contemporary design elements with period details.

One of the key aspects of the renovation was reimagining the central spaces of the apartment. By replacing the outdated cellular layout with a built-in walnut credenza and white lacquer sideboard, the architects effectively opened up the plan, creating a unified and spacious living area. This clever design choice not only enhances the flow of the apartment but also provides ample storage and display space. Furthermore, the backside of the full-height dining room sideboard acts as a partition, discreetly screening views from the entrance foyer.

To strike a balance between modern and traditional design, the architects incorporated perimeter radiator covers and a full-height bookshelf that beautifully complement the period trim detail. These elements not only add a touch of elegance but also ensure that the apartment retains its original charm. The kitchen underwent a significant transformation as well. It was relocated to directly open onto the dining room, creating a seamless connection between these two spaces. The highlight of the new kitchen is a long, solid mahogany island serving counter, adding a touch of warmth and sophistication. To provide flexibility for both casual and formal arrangements, an operable white lacquer and translucent glass partition can be pulled out from behind a concealed panel, separating the two rooms when desired.

In addition to the kitchen transformation, the renovation allowed for the addition of a small private study and a powder room, both absent from the original layout. These new spaces not only enhance functionality but also add a touch of luxury to the apartment.

The sleeping quarters have been thoughtfully maintained in their existing cellular layout to ensure ample privacy from the main living area. However, the master bathroom and the jack-and-jill children's bathroom received complete makeovers. The master bathroom now boasts luxurious white marble wall tiles, a matte gray limestone floor, and a custom walnut vanity, creating a serene and elegant retreat. In contrast, the renovated children's bathroom features light-colored ceramic tiles and a custom oak vanity, exuding a playful and vibrant atmosphere.
