Deco by Bates Smart: Historic Warehouse Transformation
Project's Summary
Deco, a remarkable project by Bates Smart, stands as a testament to innovative architectural restoration. Originally built in 1939 as a warehouse for S. Hoffnung and Company Ltd, the building underwent a series of unsympathetic alterations that compromised its character over the years. Recognizing the potential of this historic structure, Bates Smart adopted a visionary design approach aimed at reviving the building's former glory while delivering a state-of-the-art workplace that aligns with contemporary needs.

The project involved the addition of three new levels of modern office space, a feat made possible through the City of Sydney's Heritage Floor Space program. This innovative approach not only enhanced the commercial viability of Deco but also ensured that the new construction harmoniously integrates with the heritage aspects of the original building. The lightweight timber expression of the extension contrasts beautifully with the solid masonry of the existing structure, reinforcing the symmetry and aesthetics of the overall design.

Sustainability was a cornerstone of the Deco project, with an impressive reuse of over 90% of the existing façade and 60% of the original structure. The introduction of an underfloor mechanical system reflects a commitment to advanced sustainable practices, allowing Deco to achieve a coveted five-star Green Star rating for both design and construction. Such initiatives underscore the project's dedication to environmental stewardship while modernizing a significant piece of Sydney's architectural history.

The design also considered the roofscape as a critical element of the building's elevation, enhancing the visual amenity of the cityscape. This was accomplished by concealing mechanical plant systems and creating lush, landscaped roof terraces that offer inhabitants a unique outdoor experience amidst the urban environment. The new core, positioned on the south side of the building, facilitates connectivity and promotes an open, contiguous floorplate, essential for a modern workplace.

In preserving the building’s heritage, the work included meticulous conservation and repair of the Clarence and Kent Street façades, as well as a comprehensive internal refurbishment. The reconstruction of the lower levels of the Clarence Street façade reinstated the historic black granite cladding and iconic clock, ensuring that Deco not only pays homage to its past but also stands as a beacon of contemporary design and sustainability in Sydney.
