Revitalizing Caguas: A Sustainable Mixed-Use & Elderly Housing Community
Project's Summary
Álvarez-Díaz & Villalón (AD&V), a renowned architectural studio, is embarking on an exciting new project in Caguas, Puerto Rico. They are master-planning and designing a mixed-use and mixed-income housing community on the grounds of a former housing project. This revitalization effort will cover 21 acres and breathe new life into the area.
The development will be divided into six residential blocks, with five streets dedicated to family housing and one exclusively reserved for elderly housing. AD&V has taken great care in the design of the José Gautier Benítez development, ensuring that it considers both pedestrian and vehicular traffic flows. The small city blocks with connecting streets create a sense of community and encourage economic activity, fostering social and economic development.
AD&V is not only the architect but also the interior designer of this ambitious project. The revitalization will include the construction of 438 new one- and two-bedroom family apartments. Additionally, a five-story elderly housing facility will be built, providing resident lounges, community rooms, and fitness and game rooms. This thoughtful design aims to cater to the needs of different age groups and promote a sense of belonging.
In addition to the residential buildings, AD&V has also planned various site improvements. These include new landscaping, street lighting, parking facilities, walkways, playgrounds, and community gardens. Sustainability and resilience are key considerations in AD&V's design for the José Gautier Benítez development. Energy conservation measures have been incorporated, such as insulated storm-proof windows, environmentally conscious building materials and methods, energy-efficient appliances, and photovoltaic panels. Emergency power generation and universal design principles further ensure that the community is prepared for any situation while being inclusive to all.
