Brookfield Properties to Transform Iconic Marshall Field's Building in Chicago
Brookfield Properties has announced its plans to reimagine and renovate the historic Marshall Field's department store and current Macy's flagship store in the Loop, Chicago. The renovation project will convert the building into up to 650,000 SF of premier office space, including state-of-the-art amenities and a rooftop deck with expansive views of Lake Michigan. The redevelopment will preserve the building's beautiful historical features while bringing it up to class A condition to meet the needs of modern office users.
Preserving Chicago's Iconic Building
Marshall Field's flagship retail State Street building is deeply rooted in Chicago's history and is an iconic place to shop for patrons across the country. Brookfield Properties is working alongside Clayco and LJC to design and construct a lower level building infrastructure renovation, a new entry and lobby, and an office build-out of the iconic structure's highest seven floors. The renovation project will enhance the building's aesthetics inside and out, including a new grand entrance and exterior canopy, and a new main lobby that remains loyal to Marshall Field's classic ornamental gold features while adding warm, modern finishes.
Transforming Marshall Field's Building into a Modern Office Space
The renovation project will transform the building's top floors, eight through fourteen, from their historic condition into white space for office build-outs. The floors will be complete with state-of-the-art amenities, including an indoor/outdoor rooftop terrace, fitness center, and additional meeting space. The project will require extensive structural coordination given the scope of work and age of the building, and collaborative contractibility planning around the operating retail space. Brookfield Properties has procured nationally-recognized historical renovation consultants to ensure the preservation of the building's historical features.
